Seller's Information

A home inspection takes about three hours and you are certainly welcome to be present. I leave the house clean, with everything in its place. I'll be opening and closing doors and windows, but I won't test any security devices- please leave them off or give your agent the code. I will need access to any attics and crawlspaces. If you wish to leave any manuals or service records out, that would be a help. I'm good with pets, but please leave any problem animals or escape artists in a secure place. Please understand that I am not out to make or break a sale; I actually consider the house to be my client - –it’s my job to tell the home's story as honestly and completely as time and circumstances permit.

Pre-marketing Inspections

A home inspection can be of great benefit to a seller. First, it gives you a chance to repair or remedy any items you might have overlooked over the years. It also allows you and your agent to set a fair price with full disclosure. Third, most prospective purchasers will want a home inspection done. They might still hire their own inspector, but if the two inspections correspond, the buyers will be even more confident that this is the right home for them.

Warranty Inspections

The eleventh month or warranty inspection is for new home owners. Most contractors offer a one year warranty and most new homes have problems. As a homeowner, you’ll notice loose handrails or missed trim, but you might not notice the poor flashing or caulking that’'s allowing water to seep into your walls. It’'s these kinds of small details that can cause big problems down the line. A home inspector is trained to spot them.

Construction Inspections

A home inspector can also work as your agent during new home construction and act as a liaison between you and your contractor. This can be especially helpful if work or distance keeps you away from the jobsite. And an inspector can also assist you during insurance disputes or other litigation.
